    8. 续租权

    9. 租赁保证金

    10. 预付租金及物业管理费                                                                

    当双方签订正式租赁合同的同时,承租方须预先支付相当于一(1)个月的租金及物业管理费予出租方。                                                                                                                                

    11.  物业交付标准                                                                

    该房屋将以以下状态或材料交付于承租方:                                                                

    矿棉板吊顶、照明灯具、大金分层可变风量空调系统(包括风管、出风口和温控器)、自动烟感和喷淋系统、粉刷墙面、窗帘、内部玻璃隔断、架空地板                                                                                                                                

    12. 恢复原状                                                                

    租赁期满或租约提前终止时,承租方须将该房屋恢复至原来出租方标准交付状态,或经出租方书面确认的可供出租状态。                                                                                                                                

    13. 停车位                                                                

    出租方提供给承租方固定地下停车位    个和固定地上停车位    个。固定地下停车位每个每月租费人民币          元;固定地上停车位每个每月租费人民币       元。                                                                                                                                                                                                    

    14. 付款方式

    15. 法务和税费                                                                

    双方各自承担聘请律师等法务费用和租赁合同印花税,及其他规定应由双方各自承担的费用。承租方还需承担合同登记费。                                                                                                                                

    16. 保密                                                                

    双方同意对此租赁建议书和相应的法律文件内的条款和条件进行保密,除各自的直属公司、代理公司外,不得向任何第三方进行透露,任何一方违反本约定,应对相对方因此造成的影响或损失承担赔偿责任。                                                                                                                                

    17. 有效期                                                                

    以上条款以最终达成的合同及出租方最终的批复为准。本租赁意向书有效期至2007年   月   日下午5:30,逾期自动失效。

    二、合作条件                                                                

    1、 双方商定的交房标准为:                                                                

    甲方:提供乙方所需手续,签订正式《房屋租赁合同》。                                                                

    乙方:提供甲方所需手续,同意并签订正式《房屋租赁合同》,并按照正式《房屋租赁合同》履行合同内容。                                                                

    2、 双方同意在签订正式房屋租赁合同时,按照当时市场价格商定租赁费用,确定租赁年限。                                                                                                                                    

    3、租金的支付方式和时间以甲、乙双方签订的正式租赁合同为准。                                                                

    4、乙方在具备甲方租赁条件时,甲方应按照约定的条件将房屋租赁给乙方。                                                                

    5、本意向书不具有法律效力,乙方待其上级监管部门批准同意后,与甲方签订正式房屋租赁协议。                                                                

    6、甲、乙双方就房屋签订《房屋租赁合同》后,本协议自动解除,双方互不主张其他任何责任。                                                                

    三、合作意向                                                                

    双方均同意就标的物业合作事宜与对方进行进一步商谈,并力争在近期内达成正式协议。                                                                

    四、双方约定

    四、若甲方按照本意向书的乙方提供电话信息未能联系到乙方,由此产生的一切后果由乙方自行负责。

    乙方未按照本租赁意向书约定支付履约保证金的,甲方视为乙方放弃优先承租权。                                                                

    乙方按照本租赁意向书约定支付履约保证金后,甲方不得无故解除本租赁意向书。                                                                

    乙方因自身原因未按照本租赁意向书约定与甲方签订《租赁合同》的,甲方按照本租赁意向书所收取的履约保证金不予退还。                                                                

    甲方未按照本租赁意向书约定与乙方签订《租赁合同》的,甲方将所收取的履约保证金无息返还乙方。                                                                

    八、《租赁合同》签订时间、地点

    九、其他约定                                                                

    禁止乙方及其业务相关人员对甲方人员进行商业贿赂行为,否则甲方不予退                                                                                                                                    

    还履约保证金并保留追究乙方责任的权利。                                                                

    本租赁意向书作为甲方和乙方签订正式《租赁合同》的依据。                                                                

    因不可抗力导致甲乙双方无法签订正式《租赁合同》的,双方均不承担责任,甲方将所收取的履约保证金无息返还乙方。
